Conditions for 3% VAT eligibility
Primary residence
The property must be used as a primary residence — either by the owner or by a tenant (for renovation work only).
Prior approval from AED
The contractor must apply for approval from the Tax Administration before work begins. Without approval, VAT will be charged at 17% (refund possible afterwards).
€50,000 tax benefit cap
The difference between 17% and 3% VAT cannot exceed €50,000 per property, equivalent to approximately €357,000 of work excl. VAT. More than enough for most renovations.
Minimum 2-year allocation
The property must remain allocated as a primary residence for 2 years after the work is completed, or the tax benefit must be repaid.
