In Luxembourg, renovating a standard 5 to 7 m² bathroom costs €8,000 to €45,000 excluding VAT: €8,000 to €15,000 for an entry-level finish, €15,000 to €25,000 mid-range and €25,000 to €45,000 high-end. A shower room under 4 m² starts at €5,000. In a main residence over 10 years old, VAT is 3%, except on the vanity unit and mirror.

Bathroom renovation cost by size and finish
The price of a bathroom depends on three things: its size, the quality of the fittings and the condition of the existing plumbing. The ranges below include stripping out, all trades, supply and fitting, excluding VAT, for Luxembourg (renov.lu survey, September 2026).

And per m²? For a 6 m² room, that is roughly €1,300 to €2,500/m² entry-level, €2,500 to €4,200/m² mid-range and up to €7,500/m² high-end. The m² is a poor guide, though: a small shower room costs more per m² than a large bathroom, because plumbing, waterproofing and fittings cost almost as much.

What drives the price of a bathroom
For the same size and finish, the gap between two quotes mostly comes from what is found behind the walls and what is moved. The most common extra costs in Luxembourg:

3% VAT: what it covers in a bathroom
In a main residence at least 10 years old, bathroom works are invoiced at 3% VAT instead of 17%: plumbing, electrics, ventilation, waterproofing, tiling, painting and sanitary ware (shower, bath, WC, washbasin). The vanity unit and mirror stay at 17%. The business must supply and fit, and obtain AED approval before the works; otherwise you claim a refund.
Example: a 6 m² bathroom at €18,000 excluding VAT, including €2,000 for the vanity unit and mirror. VAT due: €480 on €16,000 at 3%, plus €340 on €2,000 at 17%, i.e. €820 instead of €3,060: a saving of €2,240. Conditions, form and the €50,000 cap per dwelling: our page on 3% VAT on renovation.
As for permits, interior renovation that touches neither the structure nor the façade is generally exempt; in a co-ownership, any work on the shared risers or ventilation shaft goes through the general meeting (see building permits and works declarations).
Order and duration of the works
A full renovation of a 6 m² bathroom takes 2 to 3 weeks, 3 to 5 weeks high-end or with a new layout; drying times for screed and tile adhesive cannot be shortened. The order is a technical constraint: everything inside the walls is done before tiling.
- Survey of plumbing, electrics and waterproofing, before the final quote.
- Stripping out fittings and tiles, rubble removal.
- Structural work if needed: partitions, openings, levelling for a walk-in shower.
- First fix plumbing and electrics: supply, waste, conduits and boxes before walls are closed.
- Boards and waterproofing: moisture-resistant boards, liquid membrane under the shower.
- Tiling: floor, then walls.
- Second fix: fitting and connecting sanitary ware, electrical accessories, ventilation.
- Finishes: painting, silicone, accessories, leak test and handover.

Turnkey bathroom or separate trades?
A turnkey general contractor charges a coordination margin of 10 to 15%, but handles the schedule, the sequence of five trades and responsibility for the whole job. Separate tradespeople cost less on paper; in return, you do the coordinating, and a tiler waiting for the plumber to finish means a lost week. For a full renovation, turnkey is often the safer choice; for simply replacing fittings, a plumber is enough.
Waterproofing under the shower named explicitly, the number of water points moved, and VAT split between 3% (works, sanitary ware) and 17% (vanity unit, mirror). A « complete bathroom, lump sum » quote can neither be compared nor checked.

About €2,500 to €5,000 excluding VAT for a shower on a low-profile tray with a screen, including removal and partial tiling, and about €4,000 to €8,000 for a tiled walk-in shower, which needs full waterproofing and sometimes floor levelling.
How long does a bathroom renovation take?
Two to three weeks for a standard full renovation of 5 to 7 m², three to five weeks high-end or if water points are moved. Simply replacing a shower and basin without touching the plumbing takes 3 to 5 days. Plan for another shower room during the works.
Does a bathroom adapted for older people cost more?
Allow about 10 to 20% more than a standard renovation: level-access shower, non-slip floor, grab bars, shower seat, WC raised to 45 to 50 cm and a door at least 90 cm wide. Adapting it later costs two to three times more than planning it during the renovation.
Can new tiles be laid over old ones?
On the floor, yes, if the old tiles are firmly bonded and an extra thickness of about 1 to 1.5 cm is acceptable. For shower walls, removing the old tiles is preferable, as it allows the waterproofing to be checked and redone. It saves €15 to €40/m² on surface preparation.
