How do you choose and vet a renovation company in Luxembourg?
A reliable renovation company in Luxembourg holds a business permit (autorisation d’établissement), is entered in the Trade and Companies Register, has a current insurance certificate and provides a quote broken down item by item. Compare at least 3 quotes on the same scope, keep the deposit to 20 to 30% and have the 3% VAT approval requested before works start.

Three set-ups coexist: a general contractor who handles everything, several tradespeople you coordinate yourself, or an architect who designs, consults the companies and supervises the works. Companies are found by word of mouth (with sites you can visit), through a matching platform such as renov.lu or through trade directories. Whatever the source, the same checks apply. Which checks should you make before signing?
Five checks are enough and take less than half an hour: the business permit, the Trade Register, insurance, references and site organisation. A serious company provides all of this without argument.
The business permit
A craft business established in Luxembourg must hold a business permit (autorisation d’établissement) issued by the Ministry of the Economy (SMEs), linked to a place of business in Luxembourg. Ask for the number and the exact company name: a serious quote shows them.
The Trade and Companies Register entry
The Trade and Companies Register, kept by Luxembourg Business Registers (lbr.lu), shows the company’s legal form, registered office and managers. Check that the name on the quote matches the registered company.
Insurance
Ask for a current liability insurance certificate showing the insurer and policy number. For the roof, waterproofing, structure or an extension, also ask for the certificate covering 10-year liability: in Luxembourg this insurance is not compulsory for the company.

Who does what on site

Energy renovation: which company keeps you eligible for the Klimabonus?
The Klimabonus does not depend on a commercial label but on the procedure. For a single element (windows or facade, for example), the works must be carried out by a company approved under the law of 21 April 1993, otherwise an approved energy advisor supports the works; as soon as the renovation covers several elements or includes MVHR, energy advice is mandatory.

The approval in principle is issued by the Environment Agency (Administration de l’environnement), not by Klima-Agence, which gives free advice (8002 11 90). Training schemes and labels offered to tradespeople by the Chambre des Métiers and Klima-Agence are a good sign of competence; above all, ask for proof of the approval your procedure requires.
Two roles are often confused. The approved energy advisor draws up the renovation concept and follows subsidised works: the advice is subsidised at €1,700 for a house (€2,000 if the approval in principle is requested before 30 June 2027). The energy performance certificate is issued by an architect or consulting engineer who is an OAI member, or by an expert approved by the Minister of the Economy, whose official list (version of 21 May 2026) is published on guichet.lu. How do you read and compare 3 renovation quotes?
Compare quotes on the same scope, line by line: three quotes are enough to place a price. A cheaper quote that leaves out removal, rubble disposal or finishes is not cheaper, it is incomplete, and the missing items come back during the works.

Which deposit and payment schedule should you accept?
Practice in Luxembourg is a 20 to 30% deposit on order, payments tied to observed progress and a balance paid once snags are cleared; up to 50% on order is justified for made-to-measure items (joinery, kitchen). Example schedule: 30% on order, 30% mid-works, 30% at handover, 10% once snags are cleared.

How do you take over the works and use the guarantees?
Handover is the act that starts the guarantees: do it in writing, with a dated report signed by both parties listing the snags and the deadline to fix them, and pay the balance only once they are cleared.
- Conformity: brands, models and outputs installed identical to the quote (rating plates)
- Tests in your presence; for a heat pump, the hydraulic balancing report and proof of the acceptance request to the Chambre des Métiers
- Documents: manuals, manufacturer warranties, detailed invoices, photos, Klimabonus confirmation form, post-works EPC if the file requires it

What should you do in a dispute with the company?
Put everything in writing: a dated record with photos, a formal notice by registered letter setting a reasonable deadline, then mediation before court. The National Consumer Mediation Service (Médiateur de la consommation) handles disputes between consumers and professionals; failing agreement, the justice of the peace or the district court depending on the amount. Meanwhile, keep back the part of the balance that matches the snags: it is your best lever. If the company goes bankrupt, lodge your claim with the receiver appointed by the court.

Frequently asked questions about choosing a renovation company
How much does a general contractor cost?
A general contractor usually adds a coordination margin of 10 to 15% on top of the price of the individual trades (renov.lu survey, September 2026). In return, it signs a single contract, manages the schedule and is answerable for all the works; separate tradespeople cost less on paper, but the coordination is then up to you.
How do you check that a renovation company is authorised in Luxembourg?
Ask for the business permit number and the exact company name, then check that company’s entry in the Trade and Companies Register on the Luxembourg Business Registers website. The quote should show a place of business in Luxembourg and these references. If the company cannot provide them, do not sign.
Is 10-year liability insurance compulsory in Luxembourg?
Not for a building company. The Civil Code provides for 10-year liability for major works, but no law obliges the company to insure it, unlike architects and consulting engineers, who must be insured under the law of 13 December 1989. So before signing, ask for a current insurance certificate naming the insurer, especially for roofing, waterproofing or structural work.
What deposit can a renovation company ask for?

Can a French, Belgian or German company renovate my home in Luxembourg?
Yes for occasional work, under the freedom to provide services, provided it completes the formalities required of foreign companies. To get 3% VAT, the company must charge Luxembourg VAT; an invoice with another country’s VAT cannot be refunded at the 3% rate. Klimabonus rules apply whatever the company’s nationality.
Who is the approved energy expert and when should you consult one?
The term covers two roles. The approved energy advisor draws up the renovation concept, mandatory for the Klimabonus as soon as more than one element is renovated. The expert who issues the energy performance certificate is an OAI architect or consulting engineer, or an approved expert on the official list published on guichet.lu. Consult them before requesting quotes.
How many quotes should you request for a renovation?
At least three, on the same scope, to place the market price and spot forgotten items. Beyond five or six, scopes diverge and comparison stops making sense. Allow 2 to 4 weeks to receive complete quotes, and give every company the same description of the works.
What if the company abandons the site or goes bankrupt?
Stop payments beyond the work actually done, have the state of the site recorded in writing and send a formal notice by registered letter. In a bankruptcy, lodge your claim with the receiver appointed by the court. A limited deposit, payments tied to progress and a retention until handover sharply reduce the loss.
